My husband and I had a remarkably wonderful experience selling a condo and buying a SF home with Spencer’s assistance. Spencer’s ideas for marketing our condo yielded quick offers – he knew the local market and knew exactly where to price the condo. He helped us to keep our cool when a particulalry difficult set of buyers made life rather unpleasant for us. Spender is a superb negotiator; he knows his facts but he also knows how to read people.
When looking for and buying a SF home, Spencer impressed us with his knowledge of construction and system problems, and he knew how to get estimates from vendors on short notice for negotiation purposes. As a result, we were able to buy a home at a fair price for our market at a time when the inventory left much to be desired. While we were lucky to find sellers who were reasonable and polite, we don’t doubt for a second that without Spencer, we’d still be looking for new home.
We never doubted Spencer’s ability to get results, and our confidence in him and his knowledge allowed both the sale and purchase transactions to proceed smoothly. While we won’t be looking to sell our home any time soon, the only person we’d call to list it for us would be Spencer.
Spencer Lane sold our house in Cambridge. It took about a week to set up the web page, set a price, schedule the open house, etc. The house was on the market less than a week. We received eight competitive bids and sold the house for 10% more than the asking price. We had thought the original asking price to be a fair valuation. Spencer was very helpful throughout the closing process: recommending a lawyer, negotiating inspections and solutions to potential problems.

Spence is the balls. I was a first-time homebuyer, and while I understood the process on a theoretical level, Spence was invaluable in walking me through the practical details– for example, considering what layouts of a condo would work well for my family, how important a parking space would or would not be for resale, and so forth. We are first-time home-buyers and just bought a house with Spencer Lane as our realtor. Spencer recently helped me purchase a unit in Cambridge MA. The whole process took about 2 months. Throughout the process Spencer was always available, helping me put together offers in the evening, or walking me through the mortgage process over the weekend. Spencer also displayed impressive knowledge of the Cambridge market – my offers (even those that weren’t accepted) were always competitive, he could usually give me the basics of a property just based on the address, and he knew all the major developers in the area. I started working with Spencer well before I was even in a position to move. He knew I was a ways from selling my place in NY but he would still email me periodically with suggestions in my target area based on my stated preferences, just to try to hone his understanding of my needs and wants in a new home for when I eventually was ready. When I was finally able to seriously look at apartments in the Cambridge area, Spencer was indispensable. He showed me places all over town, often on short notice because I wasn’t living in the area yet, and he really helped me get a sense of what was available in my price range. Spencer was also super honest about his knowledge of the Cambridge/Somerville market; there were actually a few instances in which I quite liked a place, but he’d suggest against it for reasons I later found out were rather important. Keep in mind, not all brokers do this! Some brokers just want to make a quick sale and move on. Spencer, on the other hand, really looks out for you. It also bears mentioning that I’m somewhat picky and looked at quite a few places before settling on one…Spencer took this all in stride. The bottom line is: I would totally recommend him to anyone – he’s a consummate professional, easy to work with, and overall a superb broker!

Spencer is great. For me, a first-time home buyer who was really new to the area and the process, his knowledge, attention to detail, and honesty was very much appreciated. Not only was he willing to drive me to not only showings but every other related errand, he was incredibly responsive throughout the entire process 24 hrs a day, 7 days a week. I was actually very surprised when he would respond to my emails or text messages in the odd hours of the night within minutes. He was also incredibly organized, providing me with a binder of all the relevant information (and lots I didn’t even think to ask about) in a tidy booklet along with an online site where he recommended places that suited my taste (which he quickly learned).
I also felt that even if I really liked a place, he would not hesitate to tell me what was wrong with it and what he felt was a reasonable price to pay for it. His judgment always turned out to be right on the money, no pun intended 🙂 He also was excellent at negotiating the asking price down about $25K without being rude or pushy to the sellers.
Spencer is totally down to earth, professional in every way, and so on the ball. He was also very patient with me as I had no idea what I was doing and he would help me organize the tasks in front of me so that they did not feel overwhelming. He walked me through each step of the process, and helped me with the inspection even though I was remote by filming the entire process — which was quite time consuming. He just went above and beyond.
Now, when I have friends over to check out my new place, they are all so impressed with how quickly I found one and with how much we got for our money. When I compare notes with other friends who have been house-shopping, none of them have had such a great experience with their realtor. Spencer called me back almost immediately after contacting him on Zillow and he quickly scheduled us to start seeing some homes the next day. Interestingly, Spencer didn’t waste our time showing us hundreds of houses. After seeing the first couple of houses with us, Spencer quickly understood and got a sense of our priorities and what mattered most to us in a home and the subsequent showings significantly got closer and closer to what we wanted. One time we saw a house that we were very excited about and wanted to put an offer on, but Spencer advised us to wait because he believed we could do even better – and he delivered! Spencer found us this amazing newly-renovated 1920’s house (1700+ sq. ft., original hard-wood floors throughout the house, and a garage. Yes! A garage in Cambridge) on a beautiful tree-lined street in a quiet Cambridge neighborhood that was not even on the market yet – we couldn’t believe our eyes.
Spencer helped us negotiate with the Seller to a comfortable price point and we quickly put in an offer that was accepted (almost begrudgingly by the Seller 🙂 Spencer’s negotiating skills was particularly helpful here since we definitely would have been outbid had we opted to wait for the house to go onto the market before putting in an offer. Spencer is a very diligent and responsive agent – he responds to emails, text messages, and phone calls almost immediately and his office is easily accessible. All the other professionals Spencer recommended to us (inspectors, buyer’s attorneys, etc.) provided us first-rate reasonably priced services. Spencer even recommended to us the mortgage lender who eventually financed our loan – we got a better deal than my local credit union.
I could write an entire essay on our home buying experience with Spencer but the summary is that Spencer is not only an expert at what he does (providing us detailed guidance at each step) but he is very honest and sincere, and working with him as our agent was very much like a partnership since he had our best interests at heart during the entire the process. I’ve worked with a number of very knowledgeable real estate agents over the past thirty years, but what made Spence the best of the group is his passion for buildings and his willingness to use technology to help a client secure as much information as possible about a local market and the best real estate choices within it. I cannot highly enough recommend Spencer Lane and would surely work with him again if I would wish to purchase another home. Spencer and I must have looked at 200 + homes together, in a great number of towns and over nearly 2 years- everything from single family to condos; I was all over the map. Spencer never once betrayed any sign of being impatient with me and was always upbeat. Spencer greeted me at each encounter with a cheery disposition, a quick smile and full attention to what we were setting out to accomplish that day. He is punctual to the second, organized to the degree that I was given a beautiful folder with full photos and all information about the properties we were to see each time, knowledgable about the systems in homes which would otherwise elude me – always had a comment about the age of the water heater, the kind of boiler and how good they are meant to be… Spencer is very positive, but does not simply ‘yes’ his clients. Spencer was outstanding in representing my interests in my recent home purchase. He has wide ranging knowledge of the cambridge area and was always responsive to my questions. We made an offer at the end of November and closed less than two months later. We were lucky that the seller was very reasonable but Spencer definitely looked out for me in that I wanted to make sure there was complete honesty from the seller and a reasonable price that is fair- I wasn’t looking to low-ball the offer; and Spencer completely understood that and made it work. I would highly recommend him.

Spence did a great job in helping me as a first-time buyer. I’d been looking for a townhouse for some years; I saw one I liked at an open house in the middle of January and, with Spence’s help in negotiating, closed and moved in by mid-March. He recommended a great inspector, helped navigate a complex financing situation worked closely with my lawyer, and recommended a moving company that turned out to be excellent. And he’s a really nice guy who loves his work.
Spencer means well but lacks experience and couldn’t pick up on what was important to us. He followed my instructions, but didn’t guide me the way an expert would. I’m sure he will improve as he matures and gains experience.
Spencer knows the Cambridge area inside and out, and is consistently responsive to inquiries. I would not recommend him, however, because he failed us in two key areas: (1) Although we repeatedly asked for guidance in the process of purchasing our condo, he was unable or unwilling to provide what we needed. As a result, we muddled through the largest financial transaction of our lives without a clear roadmap of what the process would entail. (2) The lawyer Spencer strongly recommended to us provided poor service — most notably, by failing to provide HUD (or any other) papers to us prior to closing.
